Insurance and Roof Claim Q&A
How much will roof replacement cost?
The fact that so many people ask this question demonstrates a fundamental misunderstanding of how this process works. Unless you are replacing your roof due to age, completely out of pocket (exceedingly rare in Oklahoma), most roof replacement is due to storm damage, which is covered by your homeowner’s insurance.
This means that your cost should be your deductible and nothing more, unless you choose upgrades such as impact-resistant shingles. And at McRoof, we never mark-up a shingle upgrade. You get upgrades like impact-resistant shingles at our cost.
How long will roof replacement take?
Most standard size roofs in Oklahoma (2,000-4,000 square feet) can be removed, replaced and complete within one or two days. Larger homes can take a little longer. Weather sometimes becomes problematic, but our crews work hard to get the job done and get out of your hair quickly.
How does insurance work for a roof replacement insurance claim?
The short answer is we’ll walk you through it, making sure you get all the coverage and funds your policy entitles you to. For a longer answer, read above.
How long will a new roof last?
A standard asphalt shingle roof has about a 10-year lifespan in Oklahoma – an important number to be aware of for insurance purposes. However, an impact-resistant or SBS-modified roof is much more resilient. Though we have been installing CertainTeed SBS-modified shingles since 2018, we have not replaced a single one yet. Metal roofs last even longer – 50-100 years.
Roof Damage Insurance Claim Myths
“I need an estimate” or “I need multiple estimates”
We understand why many homeowners believe they need “an estimate” for a storm damage roof insurance claim, but this simply isn’t the case. All contractors use the exact same software to create their estimates, so the estimate is only a matter of how detailed and thorough the contractor is in their inspection. The more damage we discover and document, the more you get covered.
You don’t need an estimate. You need an advocate.
Which is precisely what McRoof – as a credentialed Storm Restoration Specialist – is.
“A roofing contractor can just ‘eat’ or absorb my insurance deductible”
Oklahoma has made it illegal for a contractor to absorb your insurance deductible. Trust us, this is a good thing. No contractor ever absorbed a client’s $10,000 deductible out of the kindness of their heart and let their children go hungry. Instead, many unscrupulous contractors found other ways to make it up – usually through poor quality materials, unproven labor, shoddy installations and corner-cutting.
It is true that you can mitigate the cost of your deductible by foregoing certain replacements – garage doors or metal marring, for instance. But if you choose to do this, you are only entitled to the depreciated ACV amount and not the replacement cost amount. We do not recommend this as you are giving money back to the insurance company and you will be paying to insure items the insurance company will not pay for on a future claim.
“Lower estimates mean savings in my pocket”
This couldn’t be more wrong. If a contractor somehow reduces the overall cost of a roof replacement to below what the homeowner’s insurance is willing to pay – perhaps through cheap shingles or inexpensive labor – guess who gets the difference? It depends on the contractor’s honesty. If he’s honest, it saves your insurance company money. If he’s dishonest, he keeps the cash. But it never goes in your pocket.
Believe it or not, in the world of storm damage roof replacement, lower estimates are not a good thing.
Keep the roof over your head healthy by getting a routine inspection free of charge. We’ll consult with you on repairing any damage or considering a full replacement – as well as working with your insurance company to cover appropriate costs.
Profit Margin Transparency
If you’ve read this far, you may be wondering how a company like McRoof makes its margins. If it’s not in reducing costs, scamming the insurance company or charging markups on shingle upgrades, how does a roofing contractor make money?
We do it by being incredibly thorough in our inspections – finding every bit of damage – and by being absolute homeowner’s insurance wonks.
This combination is dangerous to insurance companies, because they can’t ever pull one over on us our clients. But it’s perfect for you, because you get all the coverage and money you’re entitled to. Likewise, we get paid by completing all the work you’re entitled to.
